Frogtown Real Estate Market Update: September 2026

The Frogtown real estate market in Los Angeles remains highly property specific. Here is the latest market snapshot for Frogtown (Los Angeles) Elysian Valley, based on data through August 2026:

Some Frogtown properties are generating enough demand to sell above asking. Others are sitting long enough that sellers are reducing their prices. The difference between those two outcomes is where strategy becomes important.

If you're trying to buy a home in Frogtown, I understand how these numbers can mess with your head a little.

Only seven homes sold in August. Prices are up 26%. Homes spent 81 days on the market. Your immediate reaction might be: There’s nothing available. Prices keep going up. I better move.

But then we see 81 days on the market.

And that is where I want buyers to lock in and remember: The market gives us context. The house tells us what to do.

Limited sales don't automatically mean you should rush, and a 26% year-over-year increase doesn't tell us what the particular house you're considering is worth.

Instead, I want to know: What have similar homes actually sold for? How long has this property been available? Has the price changed? What condition is it in? Is there competition from other buyers? And, most importantly, what is this particular home worth to you?

That is how we separate urgency from panic.

Frogtown Buyers May Have More Room Than the Headline Suggests

The 81 days on market is especially important.

It tells us that while buyers are still willing to compete for certain Frogtown properties, they aren't necessarily jumping on everything immediately. Some homes are attracting multiple buyers while others are taking considerably longer to sell.

That's why I don't want a buyer deciding what to offer simply because they read that Frogtown prices increased 26%.

We decide based on the house.

Frogtown is also a neighborhood where understanding the individual property becomes particularly important. Homes for sale in Frogtown range from original character homes and renovated residences to contemporary properties, often with very different layouts, lot configurations and relationships to the Los Angeles River and surrounding Elysian Valley neighborhood.

What the Frogtown Real Estate Market Means for Sellers

Now sellers, you said you wanted the truth, so you get your moment too.

Prices are up 26%.

And that can be really sexy for the right house.

There is evidence that buyers will stretch for properties they want. More than half of the homes included in the latest market data sold above their asking price.*

Buyers are willing to be romantic about the price.

But they're also willing to wait.

That's the tension sellers need to understand.

With 81 days on market, simply putting a Frogtown house on the MLS and waiting for buyers to find it isn't much of a strategy.

The longer a property sits, the easier it becomes for buyers to start asking:

Why hasn't it sold?

And once buyers start asking that question, your leverage changes.

Pricing and Positioning a Frogtown Home

This is why I look at preparation, price and positioning together.

A strong list price isn't about choosing the biggest number we can defend. It's about understanding where buyers are likely to see value and creating enough interest around the property that the seller maintains leverage.

Price isn't about ego. Price is psychology.

The goal isn't simply to get your Frogtown home onto the market.

The goal is to make buyers care when it gets there.

In my own listing practice, that means looking beyond the neighborhood average. Architecture, condition, presentation, photography, landscaping, the buyer experience and how the property is introduced to the market all contribute to how buyers perceive value.

If buyers can't see it, they can't bid on it.

What Is It Like to Live in Frogtown, Los Angeles?

Frogtown is the commonly used name for Elysian Valley, a small Los Angeles neighborhood running alongside the Los Angeles River.

Its relationship with the river is a major part of the neighborhood's identity. The LA River bike path, pedestrian access, creative spaces and mix of residential and former industrial properties give Frogtown a character that feels distinctly different from surrounding Northeast Los Angeles neighborhoods.

The housing reflects that evolution as well.

Buyers can find early Los Angeles character homes, renovated residences and contemporary properties throughout Frogtown. The neighborhood's relatively compact geography also means individual streets and individual houses can feel very different from one another.

That is one reason a broad 90039 real estate search doesn't always tell the full Frogtown story. The ZIP code extends beyond Elysian Valley and includes other neighborhoods, so when I'm analyzing Frogtown for a buyer or seller, I want to understand Frogtown itself, not simply the larger ZIP code.

Buying a Home in Frogtown

For buyers, the goal isn't simply to find a house for sale in Frogtown.

It's to understand whether this is the right house at the right number.

That becomes especially important in a neighborhood with relatively few transactions. A small number of unusual sales can move neighborhood-level statistics significantly, which is why I look closely at the homes that recently sold rather than relying on a single average or percentage.

When the right property does attract competition, preparation matters.

I want my buyers to understand the property's value, the competition, their offer strategy and the number where they are comfortable walking away before emotion starts making those decisions for them.

For sellers, the current Frogtown market presents a different question.

It's not simply:

How much have Frogtown prices increased?

It's:

How do we make buyers understand the value of your particular house?

That starts before the property reaches the market.

Preparation matters. Pricing matters. Presentation matters. Photography matters. And how the home is positioned against the other choices buyers have at that moment matters.

When those pieces are working together, the conversation can change from buyers asking:

Yes. Frogtown, officially Elysian Valley, is a neighborhood within the City of Los Angeles. Its location along the Los Angeles River and proximity to other Northeast Los Angeles communities are central to its identity.

Are Frogtown home prices going up?

The latest market data showed an approximately $1.31 million sale price over the three months ending August 2026, up 26.2% compared with the same period a year earlier.*

Because Frogtown has relatively few transactions, I would not interpret that percentage as meaning every Frogtown home appreciated by 26%.

The individual property still matters.

The latest Elysian Valley market data showed 81 days on market.* Individual properties can sell considerably faster or slower depending on condition, location, pricing, presentation and buyer demand.

Are Frogtown homes selling over asking?

Some are. The latest market data showed 57% of homes selling above their list price and an overall sale-to-list ratio of 103.1%.*

At the same time, approximately 34.1% of listings experienced price drops. That difference is another reason pricing and positioning an individual Frogtown property correctly is so important.

What types of homes are found in Frogtown?

Frogtown includes early Los Angeles character homes, renovated residences and contemporary properties, with a variety of layouts and lot configurations. Because the neighborhood evolved over many decades, buyers shouldn't expect every street or property to look the same.
