Those hills are where Eagle Rock can start to feel very different.
At 1205 Eagle Vista Drive, the city begins to disappear.
The 1954 Mid Century home sits elevated above the street on an approximately 20,265 square foot hillside lot.
A gated entrance, mature landscaping and the property's elevated position create a level of privacy that isn't always easy to find in Los Angeles.
The residence itself offers approximately 3,035 square feet, with five bedrooms and four bathrooms.
Inside, vaulted beamed ceilings immediately establish the Mid Century character of the house.
Large windows and indoor outdoor connections bring the surrounding landscape into the living spaces, while outside, a swimming pool and landscaped grounds turn the property into something closer to a private hillside retreat.
The home was originally listed in July 2026 at $2,959,000 and has since been repositioned at $2,775,000.
And that's where the real estate conversation gets interesting.

That's a very different value proposition from what the same buyer might find on the Westside.

And a property that feels removed from the city while still being part of it.

A home can be beautiful and still require the right pricing strategy.
If I were evaluating this property for a buyer, I wouldn't look only at the current asking price. I would want to understand the original list price, the price adjustment, days on market, comparable sales, the premium attributable to the lot and pool, and what competing homes are available to a buyer with roughly the same budget.

And when you see the interiors, you understand why.

Los Angeles has no shortage of Spanish homes.
But the best ones have a particular quality that is difficult to reproduce.
Proportion.
Texture.
Arches.
Warmth.

2230 Nottingham combines that traditional architectural vocabulary with interiors that aren't afraid of color and personality.
The living room has a wood burning fireplace and built in shelving.
The dining room features a hand painted abstract mural by Fromental inspired by California's mountains.

Upstairs, the primary suite includes a walk in closet, ensuite bathroom and distant Downtown Los Angeles views.
The lower level includes a family and screening room.
Outside, the gardens surround a swimmer's pool.
And then there's a guest house currently being used as a studio for a collection of handmade vintage Moroccan rugs.
That's a very Los Feliz sentence.

What Is the Los Feliz Luxury Real Estate Market Known For?
Los Feliz occupies a distinctive place in Los Angeles luxury real estate because architecture plays such an important role in the neighborhood's identity.
Spanish residences are only one part of that story.
The broader area contains homes representing different periods of Los Angeles architecture, from early twentieth century revival styles to significant Modernist residences and contemporary design.

The diligence tells you what you're actually buying.
And our final property takes the relationship between architecture and art even further.

Now we're heading west.
All the way to Venice.
The Venice real estate market has always had its own identity.
Beach culture, artists, architects, designers, technology, Abbot Kinney and an almost constant collision between old Venice and new Venice have produced a housing market unlike almost anywhere else in Los Angeles.
And 813 Palms Boulevard fits that story perfectly.
Located in Venice's Milwood neighborhood, the contemporary residence was built in 2014 and sits on an oversized 7,614 square foot corner lot.
