Okay, so Betsey Johnson has listed her home in Hidden Hills.

As a fashion icon, Betsey is known for being bold, colorful, and unconventional, but when we open her door, her space tells a surprisingly different story.

The volume gets turned way down.

Neutral tones. Warm wood beamed ceilings. Open living spaces. Walls of glass that bring the outside in.

It’s less color, less noise, and more of a restrained kind of luxury than the maximalist aesthetic we know her for.

The approximately 4,300 square foot contemporary is currently offered at $7,499,999, with five bedrooms and four and a half bathrooms on approximately 1.5 acres. Outside, there are panoramic views, a pool, spa, and a four stall equestrian center.

Because apparently your ponies need somewhere to live too.

But what I find most interesting here isn’t the acreage or even the amenities.

It’s the contrast.

Betsey Johnson’s public aesthetic may be maximalist, but her private space is remarkably restrained.

And I’m leaving that right here as a gentle reminder that personal style and personal space don’t always need to tell the same story.

A Reimagined 1930s Spanish Near the Silver Lake Reservoir

Next, we’re going to Silver Lake.

And you already know how I feel about a good Spanish home in Los Angeles.

This 1932 Spanish has been extensively reimagined, but what caught my attention is what the renovation didn’t erase.

You still get the arches. The warmth. The architectural language that made these houses special in the first place.

Then the newer elements start showing up.

An updated kitchen, renovated bedroom suites, a finished lower level that can become a media room, gym, office or creative space, and a detached ADU.

Outside, there’s a pool, built in barbecue and mature avocado tree.

And the Silver Lake Reservoir is just moments away.

Currently offered at $3,699,000, the property sits on a 9,165 square foot lot.

This is the balance I’m always looking for with a renovated character home.

It has all of the character you want from a Spanish, updated for how we live now.

And there is another reason I’m watching this one.

Strategy.

The asking price is only one part of understanding a property.

Listing history matters. Days on market matter. Comparable sales matter. Competition matters. And sometimes the structure of the offer matters just as much as the number written at the top.

That’s something I look at closely when representing home buyers in Los Angeles.

Sometimes the opportunity isn’t finding a house nobody else noticed.

It’s understanding how to approach the one everybody can already see.

Kylie Jenner’s Holmby Hills Estate

And finally, we’re going to Holmby Hills.

Kylie Jenner’s estate is currently offered at $38,500,000, after previously being listed for $48 million.

And yes, we’re going to look.

This is aspirational Los Angeles living on an entirely different scale.

The estate has seven bedrooms and fourteen bathrooms, with approximately 19,250 square feet under roof and 15,350 square feet of air conditioned living space on approximately 0.84 acres.

There’s a professional pickleball court. A basketball court. A dedicated gym. A home theater. A pool. Two self contained guest apartments. Additional guest suites.

Basically, enough guest accommodations for you and all of your besties to move in together.

But beneath the celebrity, amenities, and sheer scale of the property is something worth paying attention to from a Los Angeles real estate perspective.

Even extraordinary real estate still has to meet the market.

A multimillion dollar change in asking price at this level is a pretty good reminder that pricing strategy isn’t reserved for entry level homes or ordinary transactions.

Buyers respond to value, competition, positioning, and opportunity at virtually every level of the Los Angeles housing market.
